Commercial Land- The Asset That Lenders Forgot

Last week I discussed the financing of the purchase of a residential lot for development with a woman who, with her husband, wanted to build a custom home. As always happens when discussing financing, the conversation turned to interest rates and loan structures. When I described the going rate for a fully indexed land loan on a residential lot, she darn nearly fainted!

She spluttered: “Wha … How could rates possibly be so high?!? My home loan is at 6% and you are telling me that a lender wants over 10% for a land loan? That is ridiculous!”

If you have decided that a good way to realize your dream home is by flipping to build your net worth, you have made a good decision. Be careful though, don’t let your desire and talents get in the way of making money on your venture.

First things first!

Get pre approved for a mortgage. Once you know how much you can afford to pay for a house, plan on buying one that you can purchase for less. Don’t leave your self house poor. You will need money for renovations. If that means saving for a couple of months to buy materials, then that is what you will have to do. Make sure you have money left over at the end of the month to put back into your investment.

Retirement In Puerto Vallarta - Stranded In The Third World?

When we made Puerto Vallarta, Mexico our permanent residence a decade ago, our friends back in the States frequently asked if we felt stranded in the Third World. The answer was no; perhaps the Second World! Prior to the demise of the USSR, the Second World consisted of the communist bloc countries. Since the collapse of the iron curtain, there are no longer any Second World countries, so perhaps we can promote Mexico to the New Second World! Actually, Mexico along with China, India, Brazil, Turkey, and others are recognized as Newly Industrialized Countries or NIC´S. These NIC´S have more advanced economies than the developing countries of the Third World, yet have not attained the level of developed countries of the First World.
